PATTERSON INDUSTRIAL CENTER- Mead Valley, California
Patterson Industrial Center is located on the corner of Harvill and Rider in an unincorporated portion of Riverside County, commonly known as the Mead Valley Area. The Mead Valley Community Sub-Area is comprised of approximately 2,500 acres located west of the Interstate 215. Although the project area is technically contiguous, it consists of two distinct areas including industrial properties adjacent to Interstate 215 and a large area of residential and minor commercial uses west of Day Street. Patterson Industrial Center benefits from development within the surrounding area consisting of increased development that targets many large tenants. Little development has focused on the small to medium sized businesses who are seeking the same alternative locations as the large distribution centers.

FONTANA INDUSTRIAL CENTER - Fontana, California
With an institutional investor, Davis Partners acquired nearly nine acres of land in Fontanaand constructed a 185,637 square foot industrial warehouse building for sale or lease. The divisible building is designed to accommodate a warehouse/distribution user. Construction will begin in Spring 2006 and construction will be completed by year end.

Davis Partners acquired nearly 19 acres of land in the Donut Hole, an unincorporated portion of San Bernardino County within the boundaries of the City of Redlands. With an institutional partner, Davis Partners delivered a freestanding building consisting of 390,780 square feet. The project was completed late 2006.

With an institutional partner, Davis Partners acquired nearly 6 acres of land on Jersey Blvd in Rancho Cucamonga and completed the construction and sale of a 128,034 sf industrial building. The building was designed to accommodate a warehouse/distribution or manufacturing user and was fully improved with an ESFR fire-sprinkler system, 20 dock high doors, 4 grade level doors, 2 rail doors, fenced yard, 120 foot truck turning radius and 1:1,000 parking.

THE GRAPEVINE BUSINESS CENTER - Mira Loma, California
With an institutional partner, Davis Partners built and sold five industrial buildings totaling 178,110 sf in Mira Loma, CA. The buildings were designed for warehouse/distribution or manufacturing users. The fully improved buildings ranged in size from 30,000 sf to 40,971 sf and each included a separate parcel, private access, fire sprinklers, dock high and grade level overhead doors, a gated yard, and a 120 foot truck turning area.

GUASTI - Ontario, California
Davis Partners joined with a private investor to develop a 133,000 SF warehouse building on Guasti Road in Ontario. The state-of-the-art, divisible, cross-docked facility, visible from the interchange of the I-10 and I-15, was leased to a private company in order to consolidate two separate divisions. The leased building was sold to a private investor.

Working with an institutional investment partner, Davis Partners developed Pacific Corporate Park, a 168,000 sf office project on Bake Parkway in Lake Forest. The multi-tenant, 6-building campus was completed, leased and sold to an institutional investor.

ASPEN WOODS - Santa Ana, California
We created an ownership structure that enabled 18 qualified investors to form a new LLC and to join with a 1031 exchange buyer to acquire the 39,551 square foot office project as tenants-in-common. After increasing rents and occupancy, stabilizing operating expenses and completing capital upgrades, we sold the project in 2007, generating an 18% annual return for our investors.

THE BANK OF ORANGE COUNTY BUILDING -
Fountain Valley, California
Davis Partners assembled 29 qualified investors, accommodated the loan assumption requirements of a conduit lender and overcame the second thoughts of a reluctant seller to acquire this 58,629 sf, multi-tenant office project. After increasing rents and occupancy, stabilizing operating expenses and completing capital upgrades, we sold the project in 2007, generating a 24% annual return for our investors.

Davis Partners brought together 19 qualified investors to acquire this 25,525 sf, multi-tenant industrial project in the Hunter Highlands area of Riverside. Taking advantage of a desirable, quickly-developing submarket, Davis Partners revised its business plan after stabilizing the leasing and sold the building to a private investor.

Davis Partners assumed management responsibility in March 2006 for a 102,400 square foot warehouse/industrial building in Ontario, California. The building is owned by its previous occupant who wanted the building to be managed professionally after they relocated to a new facility. The state-of-the-art building is only a few years old.
INDUSTRIAL PORTFOLIO - Orange County, California
Davis Partners was awarded the management contract for three single-tenant industrial buildings totaling 56,172 sf in Orange County. The buildings are owned by a Los Angeles-based private Family Trust. |
